FURTHER INFORMATION Rent The rent includes water rates, reasonable use of gas and electricity, the Virgin Media package of TV, Broadband internet and incoming telephone line, and the TV licence. It is payable either by monthly standing order on 1st of each month or, for those students who prefer to pay when they get their student loans, by four post-dated cheques. Tenancy dates Deposit A deposit is required from each individual upon signing the tenancy agreement of £299/£349/£359/£379 (ie. the equivalent of one month's rent). This deposit will be 'protected', as required, using an insurance-based scheme (Tenancy Deposit Solutions Ltd.) and returned within 10 days after the end of the tenancy. Parental guarantee We require a guarantor form to be completed by a parent or guardian for each individual tenant who guarantees to meet the financial commitments of that tenant should he/she fail to do so. Each individual tenant is only responsible for their own rent and not that of anyone else in the property. Inventory An inventory will be provided detailing the condition of the property and its contents at the commencement of the tenancy, a copy of which is to be signed and returned. Safety Our properties have inter-connected smoke detectors (the larger properties have HMO licences issued by Cheltenham Borough Council or Gloucestershire City Council and have a fire alarm paneled system, fire doors and emergency lighting), carbon monoxide detectors near the boilers, fire extinguishers and fire blankets. All houses have regular electrical installation checks and portable appliance testing is carried out. We have PropertyCare agreements with British Gas who look after our central heating and hot water systems, our plumbing, drains and electrics, and issue our annual Landlord Gas Safety Certificates (displayed in our properties). All our furnishings comply with current fire safety regulations. Council Tax Full-time students at University are exempt from Council Tax. Students will be sent forms by the Cheltenham Borough Council / Gloucestershire City Council early in the tenancy year. These should be completed and returned as soon as possible. Insurance We insure our properties but this does not cover tenants' personal possessions – we recommend that you ensure your own cover in place.
